Guest Booking Terms & Conditions

1. DEFINITIONS
1.1 "Book For Less Direct" ("BFLD") means Property Paradise Limited trading as Book For Less Direct.
1.2 "Guest" means the individual, company or organisation making the booking.
1.3 "Operator" means the owner, manager or authorised representative of the booked property.
1.4 "Property" means the accommodation reserved through BFLD.
1.5 "Booking" means any reservation confirmed through BFLD.
2. BOOKING PROCESS
2.1 A booking shall only be confirmed once:
- Availability has been confirmed;
- Payment has been received;
- Any required guest verification has been completed.
2.2 BFLD reserves the right to refuse any booking at its discretion.
2.3 The Guest confirms they are authorised to make the booking on behalf of any travelling party, company or organisation.
3. PAYMENT
3.1 Unless otherwise agreed in writing, payment is due in full at the time of booking.
3.2 For certain bookings, BFLD may agree a staged payment arrangement.
3.3 Failure to make payments by agreed dates may result in cancellation of the booking.
4. CANCELLATIONS
4.1 All bookings are non-refundable unless expressly agreed otherwise in writing.
4.2 If the Guest chooses not to travel, shorten their stay, arrive late or depart early, no refund shall be payable.
4.3 BFLD may, at its sole discretion, offer alternative accommodation, booking credits or goodwill gestures without creating any obligation to do so in future.
5. OCCUPANCY
5.1 The maximum occupancy stated for the Property must not be exceeded.
5.2 Unauthorised guests are not permitted.
5.3 The Operator reserves the right to refuse entry or terminate the stay if occupancy limits are breached.
6. PROPERTY RULES
Guests agree to comply with all property rules including but not limited to:
- No smoking unless expressly permitted.
- No parties or events unless expressly permitted.
- No excessive noise.
- No illegal activity.
- No unauthorised pets.
Additional property-specific rules may apply.
7. CHECK-IN & CHECK-OUT
7.1 Standard check-in time is from 4:00pm unless otherwise agreed.
7.2 Standard check-out time is by 10:00am unless otherwise agreed.
7.3 Additional charges may apply for unauthorised late departures.
8. GUEST CONDUCT
8.1 Guests must behave responsibly and respectfully.
8.2 Guests shall be responsible for the behaviour of all members of their party.
8.3 Guests shall not engage in behaviour likely to cause nuisance, disturbance, damage or risk to neighbours or surrounding properties.
9. DAMAGE
9.1 Guests remain fully responsible for any loss, damage, theft or costs arising from their actions or omissions.
9.2 Any protection arrangements, booking protection measures or damage protection programmes do not remove the Guest's responsibility for damage caused.
9.3 Guests may be pursued for recovery of losses regardless of whether protection arrangements exist.
10. GUEST VERIFICATION
10.1 Certain bookings may be subject to guest verification procedures.
10.2 Guests agree to provide information reasonably required for verification purposes.
10.3 Failure to complete verification may result in cancellation of the booking.
10.4 Where verification concerns arise, BFLD reserves the right to:
- Decline the booking;
- Request additional information;
- Require alternative arrangements.
11. BOOKING PROTECTION
11.1 Certain bookings may qualify for booking protection measures.
11.2 Eligibility and protection levels may vary depending upon:
- Guest verification outcomes;
- Property eligibility;
- Applicable terms and conditions.
11.3 Protection arrangements are not a substitute for the Guest's obligations under these Terms.
11.4 BFLD does not guarantee the availability of protection in all circumstances.
12. PROPERTY INFORMATION
12.1 Property descriptions, photographs and amenities are supplied by Operators.
12.2 Whilst BFLD takes reasonable care, it cannot guarantee the accuracy of all information supplied by Operators.
12.3 Minor variations between marketing material and the Property shall not constitute grounds for cancellation or refund.
13. UTILITIES & SERVICES
13.1 Utilities, internet access and other services are provided by the Operator.
13.2 Temporary interruptions beyond the reasonable control of BFLD shall not entitle the Guest to a refund.
14. FORCE MAJEURE
14.1 Neither BFLD nor the Operator shall be liable for failure to perform obligations arising from circumstances beyond reasonable control, including but not limited to:
- Fire;
- Flood;
- Severe weather;
- Utility failures;
- Regulatory restrictions;
- Acts of God.
14.2 In such circumstances BFLD may attempt to source alternative accommodation but does not guarantee that suitable alternatives will be available.
15. LIMITATION OF LIABILITY
15.1 BFLD acts solely as a booking facilitation platform.
15.2 BFLD shall not be liable for:
- Property condition;
- Property compliance;
- Operator actions or omissions;
- Guest losses;
- Travel disruption;
- Loss of profits;
- Consequential losses;
except where liability cannot be excluded by law.
16. COMPLAINTS
16.1 Any issue with a Property should be reported immediately to the Operator and BFLD.
16.2 Guests shall take reasonable steps to allow issues to be investigated and, where possible, remedied during the stay.
17. DATA PROTECTION
17.1 Guest information may be shared with Operators, verification providers and relevant service providers for the purposes of administering the booking.
17.2 Personal data shall be handled in accordance with BFLD's Privacy Policy.
18. GUEST PROTECTION & DAMAGE POLICY
18.1 Book For Less Direct does not charge guests or insurance clients a security deposit. In the event that damage beyond fair wear and tear is identified at checkout, we reserve the right to invoice the responsible party directly. For insurance displacement placements, any damage liability is assessed and raised with the insurer or loss adjuster as part of the closing billing process. All properties are inspected before and after each placement.
19. GOVERNING LAW
19.1 These Terms shall be governed by the laws of England and Wales.
19.2 The courts of England and Wales shall have exclusive jurisdiction.
By proceeding with a booking, the Guest confirms acceptance of these Terms & Conditions.
